Ian Henderson

Ian became a professional member of The Royal Institution of Chartered Surveyors in 1987 and a member of The Chartered Institute of Arbitrators in January 2000.

He is past chair of the Building Surveying Professional Group Board of the Royal Institution of Chartered Surveyors in Scotland. Further qualifications include a Level 7 BTEC Advanced Professional Award in Expert Witness Evidence.

Since graduating in 1985, Ian has always worked in private practice providing a full range of building surveying services on commercial, retail, industrial and residential properties.

More recently, Ian was the co-author of The RICS Guidance Note – "Dilapidations in Scotland". He estimates to have acted either for landlords or tenants or independently in over 400 dilapidations instructions. Ian has represented the successful parties in several high profile cases within the Court of Session in Scotland.

He has also been appointed as an independent expert in the Court of Session and receives appointments both independently and through professional bodies as the Arbitrator in dilapidations disputes; cases include:

  • West Castle Properties v Scottish Ministers.
  • Crieff Highland Gathering v Perth and Kinross Council.
  • Co-operative Insurance Society Limited v Fife Council.

Other professional activities include development monitoring, project management, building conservation and restoration, pre-acquisition and pre-purchase survey and general consultancy advice on commercial properties. Some recent instructions include:

  • External Repairs and Refurbishment of Category A listed Over-Seas House, 100 Princes Street Edinburgh which is owned by the Royal Over-Sea's League.
  • Various projects for the Faculty of Advocates (case study enclosed within).
  • Assessment and advice on St Stephens Parish Church, Stockbridge and commercial offices at 131-135 George Street, Edinburgh.
  • Development Appraisal & advice, HMNB Clyde (Faslane).
  • Full replacement of roofs to warehouse (1750m2) Ashford, Kent.
